Open Question: Any advice on how to pass a test?

I've been afraid of tests my entire life, I plan to take a few real estate classes in order to become an agent this is one of the only things I want to do in life and I am scared of the exam I have to take. When I take tests even if I know all the information when the day comes I draw a blank, this cannot happen when I take this test which should be a few months from now. Does anyone have any advice to give me to help me pass? Or to calm me down so I am not so afraid, tips on how to study maybe? I cannot fail this test, this is my career on the line.  more

Open Question: Career change issues especially in Oklahoma?

I have applied at so many different jobs and not a single phone call. Maybe it's because 4th of july is this week but i am shocked at how hard it is to find a job. Then to make matters worse, I only have experience in medical insurance claims and each of my previous employers HAVE WENT OUT OF BUSINESS! I'm definitely making a career change and interested in real estate (i will be in school for this in september) but trying to work at a leasing office until then with no luck. Also, i've looked into just going to school to gain extra skills (ie bookkeeping, small business training classes-i start this in 2 weeks). I'm just wondering if other people have had the same problem when they tried to change careers. Sorry i had to vent a little. Just a bit frustrated but i won't let this get me down.  more

Step Brothers Everybody has a little kid in them, but normally maintains their maturity; as for John C. Riley and Will Ferrell, the little kid threw maturity out the door. The 2008 crude summer comedy, Produced and Written by Adam McKay, Will Ferrell, and John C. Riley was a hit. Their antics of never employed forty-year-old men acting as immature thirteen-year-olds could not have been portrayed better by Brennan (Will Ferrell) and Dale (John C. Riley). Step Brothers also looked at the struggles of single parenthood as well as step children adapting to one another. Brennan and Dale live with their widowed parents, who everyday went off to work while their sons watched television, played video games, and ate frozen pizza. Then their parents get married and the two single families must come and live together as one. They even dress like children, wearing goofy graphic t-shirts that appear to be from the 1970’s. It appears that Dale and Brennan were babied and never punished their whole lives, and that is the specific reason why they are both at home all day doing something a twelve-year-old would be doing. The movie shows that when single parents, or even married parents, are not strict and are as lax as can be, their children (no matter how old) will take over the household and the parents. Soon after the two step brothers meet, the vulgar and territorial competitive spirits overtake their bodies; for instance Brennan tried to bury Dale alive and Dale would not allow Brennan to even look or touch his drum set. This is very similar, although not as intense as other sibling rivalries compare; they are begging for parental attention. After a front-yard fight with unheard of weapons such as bicycles and golf clubs before simultaneously knocking each other unconscious and reconcile their differences when discussing favorite things. Director Adam McKay hilariously captures the childish activities Dale and Brennan do such as playing with night vision goggles, doing “karate” in the garage, building less than safe bunk beds, and getting into fights with elementary age children at a playground. But later in the movie he captures Dale and Brennan having to grow up when their parents decide to divorce and let them out to fend for their own good. This shows how hard it is for children in divorced families to deal with the events that have happened or are happening. When this happens, they move out, become completely serious adults, and get jobs; Dale as a caterer, and Brennan works at his younger brother’s Real Estate firm. In the end they come together and realize that they can still have adult lives and are serious men, but at the same time they can make room for few childish activities. Hopefully lax parents who watched this movie will have their eyes opened and will be more strict with their children. This movie shows probably the most extreme (in some ways) ways how children can grow up and not be able to handle responsibility, get jobs, or move out of their parents basements.  more

Voting Question: Is this how all real estate brokerages operate?

Hey guys, I was recently hired by Prudential Real Estate but I was curious about the actual process. What Prudential has hired me to be is a Real Estate Agent. The position is commission based only. Is this how it is for all real estate agencies? Are there any position which offer stable salary with commission as a bonus? They also want me to front money for classes, business cards, and etc. which seemed some what awkward and if I wanted to call and talk to a manager, there were only two ladies which I am permitted to speak with. I am asking this question because this seems skeptical and may be a M.L.M. of some sort. Could anyone who is in real estate tell me about how most agent position operate and which company would be best to start with? I currently do not have my DRE but I do plan on taking the crash course Prudential offers or doing it through another brokerage. Prudential has selected me as one of the 20 candidates they were hiring due to a quick exam I took and they believe I scored as high as agents whom make $125,000+ annually. Voting Question: Do you think that education may be over-rated?

I am not sure if a lot of people see it this way, but it seems that people value education over experience in our society. Do you believe that it is fair that someone with a college degree gets a better shot at a job than someone who has years of experience in a similar line of work? Why is it so important to take a bunch of classes that leave you with nothing but meaningless and useless knowledge. I am about 3 classes away from an associates degree in business, but I have learned little to nothing in all the credits I have so far. Now I am finding out that all the jobs that I could have got 5-10 years ago are now requiring 4 year degrees, and I'm thinking about how I am going to be able to deal with 2 more years of learning more useless stuff than I have in the past few years. I also have a real estate license, but I learned absolutely nothing in all the classes required to take the exam. I'm not recommending that we throw away our education in this country completely, but why is it so over-rated today?  more

Please read them all. I know it's a lot. Would these methods help reduce poverty in the US? Why or why not? 1. Start teaching economics in 5th grade in high poverty/working class schools. 2. Make sure schools spend the $ on students not superfluous things such as giant pools, extended parking lots, new administration buildings (while school itself is in horrible condition), private jets for superintendents, and staff meetings in Orlando in luxurious hotels. 3. Make sure all high poverty schools have at least 2 counselors. 4. Crack down on drug addicts in the middle-upper class suburbs. Majority of meth, crack, and heroin users are middle-upper class Whites, but instead of prisons focus on counseling. 5. Spend more money on education for the poor than on prisons. More $ means less dropouts, and less drug dealers. It really isn't about more $ actually, but re-designing the school system, using the $ already there in a better way. 6. Copy Finland's policy. Any student who does not go to college or military is mandated to do 2 years of trade school. They can do 2 years of electrical work or 1 yr. of beauty school, 1 yr. of electrical work, etc. In Finland this has created an extremely low unemployment rate, an almost non-existent crime rate, and plenty of plumbers, electricians, carpenters, etc. who can support a family. 7. Crack down on unequal housing. Real estate companies who charge Black and Hispanic families more for a house than Whites. 8. Give cities grants to knock down abandoned buildings/homes and place in green areas, gardens, playgrounds, etc. Up to community to upkeep the grounds. 9. Teach in all schools about environmentalism and how to save energy (saves $). 10. Crack down on loan sharks. 11. Start paying back African-Americans reparations. Let the Black community decide how to use the money. 12. Start paying back women reparations, more going to Black women as they are paid the least in unequal pay. Since 1984-2005 due to unequal pay women are owed $300 billion dollars. 13. Sign the 1923 Equal Employment act and crack down on businesses who give unequal pay to women. 14. Start paying more attention to rural poverty. Not everyone is college material. I think trade schools should open again : ) Sam: a White high school graduate male makes more money than a Black male with a bachelor's degree. Yes, people need to stop living above their means. We brought this poor economy upon ourselves. I forgot to mention any reparations would not be payed by tax payers. Also, the US govt has given reparations to Asian Americans and Native Americans. Why not African Americans and Women? Witchy. Absolutely loved reading your answers. As a teacher, I know exactly what you mean. I believe in holding students back if they have not learned the basics. I believe we also need to not put highly disruptive/violent children in the classroom (such as chair throwers) in the room with other children. They literally scare the other kids. We also need to fire teachers who sit in rubber rooms, the ones who have committed a crime. I feel the teachers' union is far too strong and no longer about the kids. Resolved Question: Are real estate agents required to join mls and all local and state organizations before they can sell homes?

I just got licensed and found out that on top of paying the state board $170 bucks, I also have to pay the broker a fee of almost $400 before I can work with them. My (soon to-be) broker said I would need to join MLS, our city's local real estate organization, the national association, and my state association. Also lock box, signs, etc....All of this together costs about $1500. I just paid $230 for a class and $70 for the exam. I truely want to be in the business, yes even in this crazy economy. I have always had a passion for real estate and I know that this business will get better at some point. I just wanted to know if joining these associations are actually required or could I basically just pay to get my license and join the broker and market myself until I have more money to join the organizations. I'm planning on going to Full Sail University and I was planning on starting in the fall to begin with...but my mom found out about the 30th anniversary scholarship...it'll give me an $8000 grant...the problem is that with all of that I still have to pay for housing (the school doesn't have dorms) and I sill don't have my drivers license because we moved out of state and the DMV down here won't accept my out of state permit so I'd either have to go back home and take my drivers test and get my license or I re-take the whole class over in the state I live in now...neither parents have enough money to afford all of this...and I'm scared that once I get down there I'll be broke!! My mom refuses to let me get a job, and whenever I try to talk to her about going to college next year she doesn't won't to listen to me...she'll criticze me and say how my little sister isn't going to make those mistakes that I'm making with school. And she'll make me feel guilty about it too...Oh and on top of all of this she wants to move to college with me!!! I plan to go back up home and move with my dad, get a job, and start Real-estate school to help me pay for college next year but she isn't listening to me...what should I do??? I'm 18 and I've been trying to explain it to her but she won't listen!!!!  more

I'm having a difficult decision in weather I wanna start college this year or next year. I'm not a slacker or anything but I have no schlorships, no drivers license, and my parents barely have enough money to help me out. The reason why I don't have any schlorships is because I was under the impression that I wasn't gonna graduate for pretty much the whole year. My school was a pretty messed up school and they handcuffed me for having candy in my backpack. After that I became public enemy #1 with them and it was one incident after another. My mom told me that "you're not gonna graduate from this school, I'm pulling you out, forget them!!!" I heard this so much that I actually believed it, my mom kept on telling me not to worry about scholarships and college at that point and I figured that I wasn't gonna graduate at all because I thought I was leaving the school. Well apparently my mom didn't stay true to her word about pulling me from the school and I ended up graduating anyway. Now its time for college and I'm not sure if I should just jump in! The school I plan to go to is a private one and it costs a lot of money! The thing is that if I start by July 7 I get an $8000 scholarship towards my school because of my school's 30th anniversary. My mom keeps on stressing me and basically trying to force me to go then. But the thing is she wants to move with me, and I can't take too much more of her (she had an attitude with me because I told my little sister to hold still in the car and pretty much ruined my college orentation) Her attitude is horrible, not to mention my 2 siblings that have attitudes of their own and always want to seem to bother me...I won't be able to concentrate!! Another thing is that I don't have my drivers liscense yet because we moved out of state before I took the road test and I'd have to go back home to take it or re-pay to take the whole class over where I live now!! Neither of my parents have enough money to send me home to take my test...and my mom won't let me get a job!! I don't wanna rush into college and I'm broke, miserable, and depressed!! OK I admit to being a bit traditional and even old fashioned, but some of the names being given to kids here beggars belief (I know it's personal- parents choice!). I'm guessing it's being led by celebrities who don't live in the real world! There's going to be a whole generation of kids on Britain's council estates with yankee names! (not a problem if you are American but in the UK? . . . Come on!) or exotic double barreled christian names, Do you think this will help or hinder their employment prospects? What's the thinking behind it? A greater chance of your kid becoming famous? A vain attempt to sound glamourous or Middle Class? (the real middle classes actually favor traditional british names) I would give examples of the types of name i'm talking about but don't want to offend anyone! I know it's been a bit of a rant but I'd be glad to find out what your thoughts are! Ok Ok- I really didn't want to be specific but the Dexter, Savannah, Tyger sweetheart. . . etc, type names just seem wrong for Blighty! "So just let people name there children what ever they like!" My roommate is African-American. He is a doctoral student working on his PhD. He speaks proper English, and he has class, values, and respect. My sister-in-law is Hispanic. The same applies to her; only she's a real estate agent. All their entire lives he's been told he "doesn't act black enough." She's been criticized for "not being Mexican enough." Is it because neither of them are living in a crackden on welfare? Is it because they don't have several illegitimate children running around? Or is it because they both speak proper English? Why do I often hear this. Every time an Hispanic or African-American is motivated, studious, and ambitious, they're "acting too white." Can someone explain to me how an African-American or Latino becomes a sellout to their own race anytime one becomes a breadwinner?  more

Resolved Question: Should I go back to school now?

A few months ago, I dropped out of college. To make a long story short, I was extremely stressed from personal issues, so they affected my study habits, attendance, etc. The program I was in was Paralegal Studies and the classes I was taking at the time were getting a bit complicated, so with the added personal stress, I just stopped going to school. That was back in April, now it's June and I found that I made a huge mistake by dropping out! Two weeks ago, I started working part-time as a receptionist at a real estate office, and one of the agents told me that she was a paralegal before, and she strongly encouraged me to go back to school. But the problem is, I recently got a statement from the banks I got loans from stating that I had a six-month grace period as of May, and I'd start making payments in November. Does anyone know if I were to re-apply at the same school if they'd deny me because I already owe money? Also, I'm just a bit too proud to go back and beg the Dean (it's a small school, everybody know everybody else) to make an exception and allow me to re-enroll in school, how do I overcome this?  more

I sure am! I started in the greenhouse/nursery/garden center business in 1997. The most important period in my business is March-April-May. That accounts for about 50% of my sales and profits for the year. It is a very good indicator how that year went for me. The first number is sales to the nearest $1,000 the second is what it is in today's dollars. For the period in 1997 $23k / $30.5k 1998 $37k / $48.4k 1999 $51k / $65.3k 2000 $56k / $69.3k 2001 $54k/ $65.0k 2002 $51k / $60.5k 2003 $54k / $62.6k 2004 $56k / $63.2k 2005 $57k / $62.2k 2006 $59k / $62.4k 2007 $61k / $62.7k 2008 $61k / $60.4k 2009 $68k $68.0k Some conclusions: Starting a business was very hard, left me more or less broke for 2 years, in the "good times" of the late 1990's. Had I started say in 2003, with the so-called real estate boom, I probably would not have made it. A lot of the stuff I sold in 2003-07 was to landscapers decorating new construction. If it was such a "boom" how come it was a mere 5% increase for all those years, except 2004, Bush's re-election year? Then we flat lined again. 2008's drop was due to the slowing economy and the huge drop in construction. This year, it's not like construction rebounded, but I am on pace to have my 2nd best year ever. Consumers are spending. Instead of buying and filling 10-12" pots, they are going for 18" pots. Instead of a $5 plastic pot, they are buying a $25-50 fiberglass or terracotta pot. They are fixing up their lawns. They are taking pride in how their homes look. I serve lower middle class to middle class suburbs of a small-medium sized city of about 125,000. Driving around the community looks better, feels more optimistic than they have in quite some time. I know that how I feel. I hope you do too. I actually feel a little sorry for the miserable souls who are so negative here. Can't you find anything to be upbeat about?  more

Let face it, people do not get along and I don’t want to turn this in to racial argument I just what you honest opinion from home owners view. I live in suburbs next to big city and city is always expanding so the unwanted and lower class neighborhoods get pushed further in suburbs. Plus, some apartment complexes contract apartments to welfare and that overflowed schools with “not so fortunate” kids. And crime, drugs went up. Since township passed law that real estate tax is played based on income not on property price and size. And with government guaranteed low interest mortgages the “unwanted” people moved in the neighborhood. Real estate is bad, in my area value is down 30% due to bad economy. Plus after the new neighbors moved in its down to 50%. I don’t think that racial tension are going away any time soon. So, what option do I have. Sell now and loose 50% of what I paid, or wait and hope to sell it when marked will go up (I think in next 5-10 years) But by then it might be too late because no one will want to buy house in this “nationhood“…. P.S. I’m white (i think you know it by now) and I was trying to be politically correct. I consider myself middle class and what I have have I earned honestly with sweat and blood.  more

There are so many cars in the yard of a community my friend lives. In fact, they are everywhere, a real crowd of cars, especially at night. Do you think a rule of buying a garage first would help? Rich people can easily afford that while those lower middle class who buy car only to show "they are not poor" would be kept out of the deal. I'm really upset to see so many cars, especially in big cities, where you can use the tube or buses instead of adding your share to the traffic jams. And that would be profitable for real estate companies as well. China Man, if mothers couldn't pervert their kids from acting as fools, they should curse themselves... yep, it's very easy to blame someone near... but in most cases the trouble is inside... as for cars, where is the bankruptcy?... breathing exhaust gases must be blessing then? and something more... She married him and said she was taking a late night class at the college for her job. She was really confiding about her marriage to some guy that was married, but says it wasn't an affair. 8. My mom moved in to help take care of the kids while Ginger is at work. 9. My mom tells me how hard Ginger works, how she's so busy and having an office in her car and in her purse is so funny. Ginger is an admin and shows commercial real estate to people and deals with brokers 10. Ginger went to one of her married bosses house and they dug up some plants for her. Strange??? 11. I have a lot of information on him. I've put some of it together, but haven't put all of it together yet. So, here's what I know. His name is John Clark. His son, my maternal great-grandfather, is James Clark. I know his son was born in November 1880. I'm not sure what year John Clark was born in, but I know it was in the United States. I'm figuring he was probably born in the neighborhood of 1850. However, I don't know if he was born in New York, but it may be since his son was born there and he died there. I also know he was of Irish descent and Catholic, but not sure if his parents were from Ireland. I'm guessing it's possible though, since most Irish Catholic immigrants came around the Potato Famine. I know there's some interesting background information. He created a lot of wealth through real estate. He didn't grow up wealthy, although I'm not sure if he was poor or middle class. I know he lived until an old age. My grandmother, who recently passed away, remembered visiting him and his wife as a child during the depression. Either I forgot to ask, or I did and she didn't know, but I'm unsure of when he died. I know that he died more than a few years before my mother's birth (in 1963). So, I'm estimating the he may have died anywhere from the 1930's to the 1950's. I remember being told that his wife's name was Anne. I don't know her surname. The year John Clark would have been born would have matched, as well as their son James Clark. However, the 1880 Census was taken in June, so I don't believe he would have been born yet (until November). One of the obstacles I'm coming across is that the name John Clark is about as common a name you'll here out there. If I'm able to narrow down what year John Clark died though, it'll make it easier, because than I could try ordering his death certificate. The only other child I knew he had, besides my great-grandfather, was his daugher, Marion Clark. My mom said she remembers her living in her mom, before she died, when she was about 7 years old. I'm not sure if she was older or younger than her brother James though. John Clark was born in the U.S. and probably New York. I don't know where Anne or Annie would have been born, but I believe she was American born too, because I remember asking my grandmother about if her grandparents were immigrants and she said one side was and the other weren't (the one that wasn't was John and Anne Clark)  more

I would really like to get my real estate license and become an agent. BUT before I do that I would like to read a few books just to make sure I know what I am getting myself into and hopefully give me a little more insight than a class. Any good real estate books out there I should read?  more

Voting Question: Should New York City do away with public housing units? Would it eliminate or decrease poverty in the city?

Please look through these four parts of the question before answering. - If the U.S. is a capitalist nation, and New York City is one of it's most primary cities, isn't it contradictory to let people live for nothing? Isn't it insulting to people who make a living? Does it contradict supply and demand? If someone else is willing to live there and pay a higher price for the land, should they be able to live there? - Wouldn't letting people live for free be modeling the Soviet Union or People's Republic Of China putting people in subsided buildings? I believe rent stabalization is ethical, because you're paying to live there. At one point, you started paying rent at a price you agreed to. The common problem with that though is, buildings get sold off, knocked down and built up from scatch, people are told you leave when their lease expires (or are bought out at above market value if they own it) and the next ones don't allow rent control. - It's one thing if this is a crappy neighborhood in Philadelphia, Cleveland or Detroit, where a common piece of real estate may only go for $50,000. The demand to live there is low. Throughout virtually all of New York City though, there's public housing units scattered around the city. Little by little, it's by taking down. In Manhattan, it's had at a more rapid rate, because of the demand. On the lower east side, tenements, public housing units or even relics, in nearly all neighborhoods, are now just relics of the past. - While New York City's already a very safe city, ranked 136th in safest, tied with Boise, Idaho, for cities with at least 100,000 people. So, anyone who disagrees, because of some New York Post article that tells you otherwise, refer back to that. The only thing that'll scare you in Boise is the cold. The poor people in New York City are probably as ''dangerous'' as the middle class people in most major cities, contrary to what many Hollywood films would like for you to believe. Part of that is due to the extremely large population of the NYPD. However, NYC could become even more safe. Besides that though, this may be a way to eliminate or lower poverty in the city. There's large gaps of wealth and poverty. Even if it doesn't necessarily solve the question of poverty for it's own cities residents, it'd prevent working class or poor immigrant's, who do blue-collared work to wanting to move to the city, if they know they can't afford it. - Wouldn't it motivate people to better themselves and get jobs? Many of the people who live in public housing units are people who've already had their children taken away from them. There's many drug users. Wouldn't it better the children who already do live there? I know a big question would be where would these people go, but the same answer would come about working-class people who used to live on the Lowe East Side, before transplants, ''hipsters'' and ''yuppies'' took over. They'll scatter around the city, state and country. You're right. The thing is, I'm not necessarily for capitalism. I consider myself to be more supportive of a soical democracy, but in America, it's apparent, the wealthy won't have it that way. That's why there's such disproportional amounts of wealth. Still though, there's a fine line to everything. My question is basically where does that line get drawn? Even in a socialist state, it doesn't help to have non-productive workers sucking the system living for free. This is why a degree of people achievement is necessary for motivation. In other words, the ways for acquiring that opportunity, such as college education, should be fully available to everyone, but to say we're all entitled to the same things, regardless of our choices, is non-motivating and could lead to the decay of a middle class. Being that this is a capitalist country though, I don't see how having public housing units corresponds to that. If this were Beijing, I'd probably inquire on it differently. Wouldn't making it a fairer place honor fairness? I never said these people weren't good people. I just said that they're taking advantage of the system. I don't care who it is, everyone has the ability to work or do something productive with themselves. If someone doesn't want to work, they shouldn't be living on very expensive land.  more

Put it another way: The poorer you are, the more things cost. More in money, time, hassle, exhaustion, menace. This is a fact of life that reality television and magazines don't often explain. So we'll explain it here. Consider this a primer on the economics of poverty. "The poor pay more for a gallon of milk; they pay more on a capital basis for inferior housing," "The poor and 100 million who are struggling for the middle class actually end up paying more for transportation, for housing, for health care, for mortgages. They get steered to subprime lending. . . . The poor pay more for things middle-class America takes for granted." Poverty 101: We'll start with the basics. Like food: You don't have a car to get to a supermarket, much less to Costco or Trader Joe's, where the middle class goes to save money. You don't have three hours to take the bus. So you buy groceries at the corner store, where a gallon of milk costs an extra dollar. A loaf of bread there costs you $2.99 for white. For wheat, it's $3.79. The clerk behind the counter tells you the gallon of leaking milk in the bottom of the back cooler is $4.99. She holds up four fingers to clarify. The milk is beneath the shelf that holds beef bologna for $3.79. A pound of butter sells for $4.49. In the back of the store are fruits and vegetables. The green peppers are shriveled, the bananas are more brown than yellow, the oranges are picked over. (At a Safeway , the wheat bread costs $1.19, and white bread is on sale for $1. A gallon of milk costs $3.49 -- $2.99 if you buy two gallons. A pound of butter is $2.49. Beef bologna is on sale, two packages for $5.) Prices in urban corner stores are almost always higher, And sometimes, prices in supermarkets in poorer neighborhoods are higher. Many of these stores charge more because the cost of doing business in some neighborhoods is higher. "First, they are probably paying more on goods because they don't get the low wholesale price that bigger stores get, "The real estate is higher. The fact that volume is low means fewer sales per worker. They make fewer dollars of revenue per square foot of space. They don't end up making more money. Every corner grocery store wishes they had profits their customers think they have." According to the Census Bureau, more than 37 million people in the country live below the poverty line. Resolved Question: I need a career...suggestions?

I need to find a decent profession, but I seem to lack an interest in anything that is being said to be "recession proof." I love to sing, but I highly doubt I'll ever actually make money at it. I am an avid reader, but seeing that newspapers and magazines across the country are shutting doors, I don't see becoming an editor anytime soon. Real estate seems to be shot, so I'm not even gonna go there. I can cook, but I can't see myself in a restaurant kitchen. I like the philosophy and history classes I have taken in the past, but I haven't found a viable career idea recently in those fields. I learn fast and can learn anything necessary for any field, but I just need ideas. Does anyone have any suggestions based on my interests and the current economy? Do you have a job that you love and is also bringing in enough money to sustain you and your family? I am interested in anything anyone has to say on the subject. Thank you!
